Roofing and Gutter System
The overall condition of the roof, associated flashings, as well as the gutter system, are all examined. These are all important components in the prevention of water intrusion.
Exterior and Interior
Are there exterior issues with the siding, trim, doors or windows? What is the interior condition of the walls, ceilings, floors, windows, doors, cabinetry, and appliances?
Foundation and Structure
The inspection will include and report on any visible defects with the foundation, subflooring, joists, and roof components such as rafters, ceiling joists, and roof decking.
Are there safety issues with the electric panel or breakers? Are the outlets wired correctly and actually working? Defects in any of these can be hazardous.
Insulation and Ventilation
It’s important to know the amount and condition of the attic and crawlspace insulation and ventilation as these are important factors that can affect your utility bills.
Heating and Cooling System
An examination of the furnace interior, it’s operation and of course, proper venting is all important as is the condition and performance of the A/C, all to ensure that the heat or cooled air you call for is being properly delivered.
Is waste venting adequate? Are all the bath and kitchen fixtures working properly and are there any signs of leaks? Of course, knowing the condition and age of the water heater and vent system can alert you to a safety issue or a large expense on the horizon.
